38 Finsbury Square is a refurbishment of an office building for Henderson Global Investments. The aim was to have careful and elegant detailing that would be executed to the highest quality and a design that provided elegant comfortable and functional space that addresses occupier’s needs.

The building is finished to shell, core and category A standard, generally in line with BCO best practice in the specification for offices, able to be let as a whole or on a floor by floor basis. The project focused on creating a far more usable, spacious, dynamic and high profile reception on Sun Street/ Finsbury Square and on re-arranging the lift core so that a third combined passenger and fire fighting lift was incorporated adjacent to the two lift positions which already existed.

The refurbished office space and in particular the complete new WC installations is state of the art and allow flexibility for alternative tenants arrangements. The lavatory accommodation was also planned within a very tight existing structural envelope, and a series of superloos have been provided with an adjoining disabled facility incorporating shower space. 38 Finsbury Square has been short listed for the BCO awards 2007—Refurbished/ Recycled Workplace.
